Las anualidades se han convertido en eje principal en la planificación financiera de las empresas. La problemática del trabajo se centra en la empresa de Pasaje UNIBELL SA. que desea abrir una nueva sucursal en la ciudad de Machala. El procedimiento utilizado obedece al objetivo de determinar la viabilidad del préstamo hipotecario en la apertura de una sucursal en la ciudad de Machala. Para el cumplimiento del objetivo, se realizó una tabla de amortización la cual mostraba los pagos que debería cumplir la empresa, dando como resultado que el préstamo hipotecario si es viable, recomendando ponerlo en marcha con tabla de Amortización Alemán.es_ES
dc.description.abstractThe use of financial tools to minimize risk in investment projects is essential in today's business world. Annuities have become the main axis in the financial planning of companies. The problematic of the work is focused on the company of Pasaje UNIBELL SA. that wants to open a new branch in the city of Machala. The procedure used obeys the objective of determining the viability of the mortgage loan in the opening of a branch in the city of Machala. For the fulfillment of the objective, an amortization table was made which showed the payments that the company should fulfill, giving as a result that the mortgage loan is viable, recommending to implement it with a German amortization table.es_ES
